7th and Taylor Proposed Development
The developer, Ed Swinger, met with a few neighbors Monday evening after the regular monthly board meeting. He and his development team, along with Coucnilman Ludeye Wallace, discussed their plans for the property.
The plans will next be presented on Tuesday (8/7) for third reading before the Metro Council, where Councilman Wallace has stated he will defer the third reading until the last council meeting on 8/21.
After that, the plans will be re-presented to the planning commision on Thursday (8/9). The planning commission has given their plans an Approval with Conditions.

Germantown Developers Offer Tour
Discover Germantown: Eat, Drink, and Tour with a Jazz Chaser
What: The developers and retail businesses in Historic Germantown will host a tour of the neighborhood’s new residential developments, to be followed by a musical performance and art exhibit.Attendees can tour lofts, townhomes and single family homes in Monroe, Madison Square, Summer Street Lofts, 4th & Monroe, Morgan Park Place East, Morgan Park Place West, Werthan Lofts, 8th & Monroe and Metropolitan 8. A shuttle will be available to transport visitors to tour stops. Each stop on the tour will include refreshments and giveaways.
The tour features a wide variety of contemporary and historic homes, including a $1.2 million mansion and $159,000 lofts. Seven units are decorated by designers such as Mad Mod, Euro Décor, KatZeit Designs and Accentuate Your Home.
When: Sunday, August 12, 11 a.m. – 3 p.m. Samba Nové, a nine-piece Brazilian ensemble, will perform at 3 p.m. at the Nashville Jazz Workshop.
Who: The public is invited to attend this free event.
Where: Information and shuttles will be available at the intersection of Fifth Ave North and Madison Street, directly across from Germantown Café.
Why: Recently listed as the Hottest Neighborhood by Nashville Lifestyles Magazine, Germantown has historic homes and new construction available to potential residents.

Groundbreaking for 4th & Monroe
Karol Faragalli with Zietlin InTown wanted to let us know about an event for their development at 4th and Monroe:
We have our VIP Ground Breaking on June 22 at the Germantown Cafe, this would be a time that neighbors would have the first opportunity to see the development for themselves. I can be reached by email or at 289-3359.

Morgan Park Place earns governor's award
A recent Nashville Business Journal article talks about the Governer's Award received by Morgan Park Place developers:
Morgan Park Place, a mixed-use development in the historic Germantown neighborhood, has been awarded a 2007 Tennessee Governor's Environmental Stewardship Award from the Tennessee Department of Environment and Conservation.Read More
The award recognizes 12 projects in the state and will be presented June 8 at the Ed Jones Auditorium in the Ellington Agricultural Center.

Construction at 4th and Monroe
Stacy Mosley has a message for residents around 4th Monroe:
I'm sure you have all been early risers this week with construction begin at 5:15 AM. Please know that we have talked to Randy, developer, and he has been very cooperative with a later start time. Legally, it looks like they can begin at 6AM Monday thru Saturday (see Metro codes below)16.44.030 Construction sites--Restrictions.
It is unlawful for any person engaged in the construction, repair or
demolition of buildings, structures, land, driveways or appurtenances
thereto located within or adjoining a residential zone district within the
area of the metropolitan government, including transportation of materials
to and from a construction site, between the hours of nine p.m. and six
a.m., to emit, cause to be emitted, or permit the emission of any noise in
excess of seventy Db(A) from construction equipment as measured from a point
as close as possible to the outside walls of any residential structure
located on the property affected by the noise at a height of four feet above
the immediate surrounding surface.
(Prior code § 11-1-17.10(a))
16.44.040 Exemptions.
The following activities shall be exempt from the requirements of Section
16.44.030:
A. Highway, bridge, road, street, dredging in navigable waters, or other
public works construction activities, utility work such as water, sewer,
gas, electrical or telephone construction activities and any vehicles used
to transport materials to and from such construction activities, so long as
the vehicles remain within the highway, road, street or construction
right-of-way or easement;
B. Emergency work;
C. Transporting and unloading of construction materials, other than blast
materials, between five a.m. and six a.m.

Development Activity at 5th & Monroe
Germantown Partners wrote to us about the south-east corner of 5th & Monroe:
We wanted to let everyone know what's going on our "MONROE" site. We have existing building permits which will expire in February if we don't proceed before then. In order to keep them in place, we're going ahead with the silt fencing and associated inspections. We're working with our realtors and builders to try to achieve pricing that everyone is comfortable with. Optimistically, we'll be able to move ahead with actual construction in the next few months. We'll keep you posted.

Thurs, Jan 4th - Meeting Invitation: Plans for Development at 5th and Monroe
Germantown Partners will be present at a meeting with the neighborhood to discuss their project at the northwest corner of 5th and Monroe. The architects on the project will be there to present the project. They will also discuss the details of their current request for variances on that lot.
All neighbors are invited.
The meeting will be Thursday, January 4th at 6:00 pm at Buddeke House at 7th and Monroe (the alternate location is the Assumption School across the street).

7th and Taylor Proposed Development
The proposed development at 7th & Taylor (just south of Werthan Mills), will be on the Nashville Planning Commission agenda for Dec 14th [PDF] (this Thursday). The Staff Reports for Dec 14th [PDF] are available now. It is Case 2006SP-075U-08. The plan is to build five (5) single-family homes on 0.18 acre.
The Neighborhood Board has taken a position opposing this development in line with its ongoing position against zoning changes which have not received approval from the Phillips-Jackson Design Review Board.
You can help by writing to the Planning Commission and/or our Councilman (ludye.wallace@nashville.gov).
We are bringing this case to your attention for a few reasons:
We encourage you to express your opinion on this matter. Urban development in our neighborhood affects all neighbors and deserves our continued attention. You can do this in several ways, including
If you do send a message to the Planning Commission on this topic, it will be forwarded on to the planner to be included in the file. Your comments will also be included in a package of public comments to be given to the Planning Commission at its meeting next Thursday.
